- Fully Disclose. The real estate lawyers always say, disclose, disclose, disclose. Ask yourself this: if you were buying your home what would YOU want to know about the home?
- Be Realistic about Pricing. This may seem counter intuitive but pricing it right from the start will bring a higher price than pricing it too high. An experienced agent can show you example after example.
- Detach Emotions. For you the memories and the work you have put into your home are valuable. Buyers only see the benefits to them, what they can do with the property and how it compares to others on the market.
- Be Involved. Have regular communication with your agent and get feedback on what buyers and agents are actually saying.
- Stage your Home. This helps buyers see the true potential of each room. De-clutter and de-personalize your home as well.
- Don’t Hover Over Buyers. You may think you are providing a wonderful guided tour with lots of information but it is the worst thing you can do. Take it from me, buyers are usually very uncomfortable if you are around and only comment about the seller, not the home, as we drive to the next showing.
- The Next Step. Be ready for it. Are you going to rent short term? Do you have another home in mind? Will you need to rent back your own home for a short period so you are a cash buyer?
- Be Flexible. Try to be flexible on price and terms. Keep an open mind. This is needed for meaningful negotiations.
- Be Positive. The market is improving. The interest rates and the inventory are low. Your home will sell and a new chapter of your life will unfold.
