Laguna Niguel Housing: Buyer Search Tools

It's a tough market for buyers - but if you have the tools, you can navigate it.

Charts are fascinating to me and I find them very impactful. Here are a couple of them which will illustrate the inventory situation for Laguna Niguel homes for sale.

Supply of active homes is down for many reasons. One is that there are fewer coming to market and a second is that homes that are priced right are selling fast. The second chart shows days on market which is very low. This information comes from Clarus market metrics. I think reality is more severe than this chart shows.

Buyers are very frustrated this fall because of this low inventory. One thing that exacerbates the situation is that buyers are looking at online websites that are not up to date. Keep in mind that most online home sites are just lead generators which take listings from the MLS and then sell the leads back to Realtors. (Yes I am only slightly bitter about that.) Because the purpose is to generate leads some of the sites are not particularly worried about accuracy. I pay for enhancement on some public sites and I know that I have closed listing appearing on some of them. Some sites are not clear about which homes are already in “Pending” status.

If your Realtor is sending you a direct feed from the MLS then that is the most accurate. Also Realtors have a tool named “Listing Book” which is updated every 30 minutes directly from the MLS. We can be very thankful our homes have not been devastated like our friends on the east coast. It doesn’t get better than living in Laguna Niguel. Count your blessings.

I hit enter in the comment and it posted - I wasn't done! Why would it post if you don't clickRead More "post comment"?! I read one story and the scrunched up left placement gave me a headache. The ad column on the right is way too big - too wide. If they made that smaller, swapped the "board" column and the news (so the news was in the middle), I think it would be easier to read.
