1. Views galore. Belle Maison tract is built on the south side of Niguel Summit and located on both sides of Pacific Island Dr. This tract has some of the most awesome mountain and ocean views in the city. The views look down on the Laguna Niguel Country Club and off toward the San Clemente bay and out to Saddleback mountain.
2. The homes were built around 1990 by Barratt-Irvine builders. The community is not gated and there are 130 homes. All homes are built on single loaded streets to maximize the views.
3. There are five models running from 2952 sq ft to 3591 sq ft. All have three-car garages. Three of the models have three bedrooms plus a loft and there are also four and five bedroom models. The architecture is very different from what you normally see from tract builders in Laguna Niguel.
4. There is no club or pool and the HOAs are only $90 per month. Taxes are only 1% of purchase price.
5. There were five closed sales in 2012 out of the 130 homes. The prices ranged from $890,000 to $1,285,000. At the peak of the market the prices were up around $1.6 million.
6. Schools are Capistrano Unified and the elementary school is Moulton Elementary. The high school is Aliso Niguel.
7. The famous Salt Creek Beach is only a couple of miles away. The 5 freeway is about 6 miles up Alicia making for a fairly easy commute to Irvine.
