The Cost of Doing Business in Laguna Niguel

How much does it cost to rent space in some of the city's strip centers?

Ever wonder how much it is to rent space in Laguna Niguel?

You might be surprised to learn the going rate for renting a storefront in some of the city’s top strip-mall centers.

According to Loop Net, an online commercial real estate marketplace that lists properties for sale or lease, there are quite a few openings in town.

CoStar, in Newport Beach, reports that the most current Laguna Niguel leases at strip centers are 100 percent occupied and general retail space is leased at 92 percent.

Built in 1984, the Laguna Niguel Plaza at 29941-30065 Alicia Pkwy., is a center with as its main anchor and where there are currently three spaces available. Suite 19, at 900 square feet, is renting at $2.50 per square foot per month; Suite 12, 1,400 square feet, can be used for retail or restaurant use at $2.50 per square foot per month; and Suite 11, 3,000 square feet, is $2.50 per square foot per month. The property is described as “high-traffic grocery drugstore anchored center across from the future and civic offices.”

A few miles away at the Grove at Laguna Niguel, built in 1985, there is one space for lease that has been standing empty for at least two years; it’s the former home of Blockbuster. Also there are  and The space available is Suite 1, and the square footage is 7,115. Monthly rent is negotiable.

At the Center at Rancho Niguel, 28221 Crown Valley Pkwy., built in 1999, are  and There are five spaces for rent. Suite B is 1,379 square feet, and rent rate is negotiable. The space is a former bridal shop. Also available are suites A-C, which are 3,508 square feet in total, with rates negotiable. Suites H-J, which housed a restaurant, is 2,637 square feet, and the rental rate is negotiable.

, at 27601 Forbes Rd., is one of the older centers in the city and has six spaces available. The center consists of more than 60 full-featured ground-floor suites in six buildings in a campus-like setting surrounding a central picnic area. Individual suites within Three Flags Center include retail, office and combination office/warehouse spaces ranging in size from 500 square feet to more than 3,500 square feet.

Of those six available, spaces start at $1.25 per square foot and range from 300 to 1,700-plus square feet.

The Village at 30001 Crown Valley Pkwy., has one space, a former liquor shop, at 2,000 square foot for $2.30 per square foot per month. Restaurant possible with parking study.

And while it isn't a rental, a popular eating establishment is up for sale. at 31161 Niguel Rd., suites A-B, in the Clubhouse Plaza center, went on the market in early March. The asking price is $300,000. The building is 2,900 square feet, $103.45 per square foot. This is a bakery and restaurant, with large kitchens, catering, three flat-screen TVs, alarm system, viewing cameras, 50 seats and outside seating, pastry showcase. Still operating under its 13-year owner.
