Village Niguel Gardens I,II & III / Beautiful Laguna Niguel Town-homes

In the north part of Laguna Niguel lies one of the nicest town-home
communities in the city called Village Niguel Gardens. This complex
has three different tracts surrounded by a privacy gate. There are
three hundred and twenty-three town-homes all built by S&S Builders who also built Kite Hill and San Joaquin Hills. All were built about 1996 & 1997.

Village Niguel Gardens is conveniently located within walking distance of the
Target shopping center and the Home Depot store in Plaza de La Paz . Also it lies right next to the 73 toll road so one can easily visit the Aliso Viejo town
center or be at John Wayne Airport in just minutes.

The gates are automated but not manned and there are two pools within the
community. All of the homes are town-home style. By that I mean that
they are two story with no other home above or below. Most of the
units are three bedroom units with some two bedroom units and there
are even two models that have a fourth bedroom or office which
measure out right around 1800 sq ft.

For the last year the sale prices ran from the high 300's to just over
500,000 and there were eleven that sold.  There is one main HOA and a
second small HOA which allows home owners the rights to a nearby
gated park. There are no Mello-Roos bonds which is true for all of
Laguna Niguel. The base tax rate is right at 1%. The school district
is Capistrano Unified and the elementary school is Laguna Niguel
Elementary. This is not an age restricted community. The grounds are
always picture perfect and inviting so it is always a pleasure to
show this community to my clients.
