Ten Things to Know About the Crest de Ville Tract in Laguna Niguel

Information about the guard gated community of Crest de Ville in Laguna Niguel

1. Crest de Ville is a guard-gated community in Laguna Niguel situated on a ridge above the Laguna Niguel Country club. It is in between Crown Valley and Niguel Rd.

2. There is one 24 hour a day manned gate and the entry is located on Country Club Drive. The south gate is unmanned but is only accessible from the gated South Peak community.

3. There is a pool and spa in the center of Crest de Ville but no tennis courts. All of the perimeter lots have views of one of the canyons and many have ocean views.

4. The area is composed of two tracts of homes, built by Standard Pacific Builders, from 1988 to 1991.

5. The Crest de Ville Terraces have four models of homes. Biarritz, 2782 sq. ft.; Deauville, 3010 sq. ft; Marseille, 3155 sq. ft. and St. Michel, 3348 sq.ft.

6. The Crest de Ville Estates are a little larger and run from 3200 to 3656 sq. ft. Manchester 3200 sq. ft; Carlton 3417 sq. ft; Kensington 3620 sq ft; and the Cambridge at 3656 sq. ft. All have 3 car garages.

7. The taxes are a low 1% and as is true of all of Laguna Niguel there are NO mello-roos bonds.

8. This community has many large lots and is located in the south end of Laguna Niguel, just a few minutes from Salt Creek Beach and Pacific Coast Highway.

9. The schools are John Malcolm Elementary, Niguel Hills Middle and Dana Hills High School.
