What tools will help you sell your home in this market?

I’ve been blogging quite a bit about the real estate market and buying homes. What’s happening in the listing market?

“Location, condition and price” are the big three and will always be when it comes to selling your home. Location is obviously fixed but a seller does have control over condition and price. To sell your home in today’s market a seller must have a pristine home and a realistic price. Staging your home can help buyers visualize the use of space and sometimes bring in higher offers.

What tools have changed when it comes to listing your home?  Obviously the internet is the driving force these days. It is well-accepted that about 95% of buyers start their home search online. When any qualified Realtor® lists your home on the MLS system it will auto-populate in many public websites and even to websites of competing companies. These are good things for the home seller.

Because of the web, photos are critical. Professional photos are best. Virtual Tours or video are appreciated by web surfers. Property-specific websites can be useful. Mass email campaigns can put your home in front of scores of people. Believe it or not, social media can be a great asset as well.

It is all about exposure and in this techie age there are more tools than ever to accomplish that goal.

One other tool that never changes is the professionalism of your Realtor. Are their skills fine-tuned and up to date?  A Realtor needs to be a good negotiator, manager and communicator, as well as being tech savvy and proficient with DRE contracts. If your representative has a good reputation with other Realtors it makes agents want to work with your agent.
