Single Story Homes With 3 Car Garages In Demand

Single story homes with three car garages are a rare find in Laguna Niguel and Dana Point.


I sold a single story home with a three car garage in Laguna Niguel this January in the Crown Royale tract near Crown Valley and La Paz.  I was not surprised that it generated a huge amount of buyer interest but I was surprised that some local residents did not know that such homes existed. So far this year there are no other single story three-car garage homes in active or pending status in Laguna Niguel or Dana Point.

It has been my contention for the last ten years that one-story homes in our area were going to be in high demand and those with three car garages are a rarity. Empty nesters and baby-boomers love them.  In 2011 there were nine sold in Laguna Niguel and Dana Point. In 2012 there were fourteen sold in both cities and several of those were short sales, which are now more rare as well.

You can find newer single-story homes built about 2000 with the three car garage in Hillcrest Estates, but only a few. The San Luis tract in Rancho Niguel has several that were built in 1989, most with nice canyon views. There are a few newer custom one-story homes in Ocean Ranch and the last one sold for about $1.7 million. Older three-car customs built in the 70s can be found around the El Niguel Country Club in the Greens and Vista Del Niguel tracts. Other Laguna Niguel communities are Waterford, Somerset, La Veta, Tesoro and El Niguel Heights.

What about Dana Point? Well the three-car, single stories can be found occasionally in the Monarch Beach Estates in the gated Monarch Beach Golf course community built in the late 1980s. The other very popular neighborhood is Monarch Bay Terrace which is at the intersection of Crown Valley and PCH. These beauties are large, one story and often have ocean views. All were built in the early 70s and generally will sell between $1 million and $2.5 million depending on the amount of remodeling and the quality of the ocean view.
