A Little French Country in Laguna

Lake Chateau is a small tract of homes across the street from the Laguna Niguel State Park and Sulfur Creek Reservoir. The entry is off Aliso Creek Rd. and the community is basically a circle of 90 homes with a couple of cul-de-sacs. The home style is very different than the usual “Spanish stucco” in our area. This
neighborhood feels like a French countryside town with steep sloped tile roofs
and wide wood trim. There are three basic sizes: 1981 sq. ft., 2142 sq. ft. and
2450 sq. ft. All models have two car garages. Each of these sizes has two to
four different layouts that are in some cases very different than the standard
in the area. This community was built from 1978 to 1980.

Lake Chateau tract has its own pool and the community tends to be tight knit, in that many neighbors know each other. Another thing that home owners particularly like is the “walk score.” One can easily walk across the street to the gym, food store, dental offices, restaurants, and Whole Foods. Also the entry to the Laguna Niguel Regional Park with the lake, trails, sports fields and picnic areas, is only a block away. Residents love riding their bikes to the park and the trails of Aliso Canyon are easily accessible as well.

If this little neighborhood intrigues you, it may be awhile before you can find a home for sale. So far this year there has been one closing and there is one short
sale home that has been lingering for a year and a half. If you like the
feeling of a  small town, Lake Chateau may be just the community for you.

As with all of Laguna Niguel the low tax base is 1.01% and the school district is
Capistrano Unified. The very popular elementary school is Laguna Niguel Elementary, the Jr. Hi is Aliso Viejo and the high school is Aliso Niguel which has a plethora of AP classes and great sports teams.
