10 Things To Know About Kite Hill Community In Laguna Niguel

Kite Hill subdivision has an interesting history.

  1. All homes were built by S&S Home Builders in Kite Hill South, Kite Hill North, and Kite Hill III tracts.
  2. Homes were built between 1978 and 1988. The earliest homes were built off Ana Maria Lane and Ivy Glen. All other were built off of the semicircle street of Kite Hill Dr.
  3. All homes are “detached” homes – no condos. Taxes are 1 percent of purchase price and there are no Mello-Roos bonds.
  4. There are 301 homes, most of which are two-story homes, but there are three models of one-story homes.
  5. There are 16 different two-story home models ranging from 2,200 to 3,500 square feet.
  6. Many of the models have split-level floorplans with living and family rooms on different levels which was popular in the period. Most are built in a modified Spanish-style with Spanish clay tile or lightweight cement shingles.
  7. The lots are of a relatively large size, there are numerous small cul-de-sacs and there are many view lots.
  8. The subdivision has a beautiful park in the center and boasts a large pool, and four lighted tennis courts.
  9. The subdivision is built on the hill overlooking the Laguna Niguel Regional Park which is famous for its fireworks display on the 4th of July. Many homes have perfect views of this event.
  10. Schools are Capistrano Unified. The elementary school is the junior high is Aliso Viejo Junior High and the high school is Aliso Niguel High School.
