Laguna Niguel and Dana Point Market Update

In today’s real estate market, keeping up-to-date with the latest market trends is important for any serious buyer or seller. We are seeing strong figures in both Laguna Niguel and Dana Point that indicate a seller’s advantage. However, the lower prices will draw buyers looking for homes in either area.

We are experiencing a seller’s market in the Laguna Niguel area with a median list price of $964,500 at the end of September. The Market Action Index measures the current rate of sales compared to inventory. Though inventory is lessening, market stats for single family properties show the Market Action Index remaining in an upward trend for several weeks.

Laguna Niguel continues to move in a positive direction.

Dana Point portrays a similar picture with a higher median list price of $1,250,000. While prices have lowered, supply and demand indicates that we should expect them to level off very soon. Keep in mind that there is still a sharp increase in prices when compared to 2012 statistics.

  • Median House Size: 2,572 sq. ft.
  • Median Lot Size: 6,501 – 8,000 sq. ft.
  • Bedrooms/Bathrooms: 4/2.5
  • Market Action Index: 40.1 (increase)

Though mild, there are positive indicators for the Dana Point real estate market.

Both coastal communities of Dana Point and Laguna Niguel continue to be areas to watch with strong real estate indicators when compared to a year ago today.
